Understanding the ongoing costs of caravan & lodge ownership

Owning a holiday home isn’t just about the purchase price - you’ll also need to budget for pitch fees and running costs. In this section we explain how fees are set, what they include, and the other costs of ownership at Skiddaw View, so you can plan with confidence.

What is a pitch fee and what does it include?

Your pitch fee is the main ongoing cost of keeping your holiday home at Skiddaw View. It combines the essential day-to-day running costs of the park - staffing, waste and recycling, water supply and on-site wastewater treatment (as we don't have mains sewage), environmental permits, grounds maintenance (grass, hedges, landscaping), pest control and the upkeep of machinery and infrastructure. In short, pitch fees keep the park safe, well-kept and enjoyable for everyone.

How are pitch fees decided?

We base pitch fees on the park's actual running costs. Each year we total our expenses from the previous season, calculate a daily cost, split that fairly across all active pitches, and then apply it to the number of days a pitch is available for use. Fees are set to reflect real costs - not to fund future development or expansion.

How much are the pitch fees?

Pitch fees are the primary ongoing cost of ownership.
• Caravan holiday homes: around £3,900 per year, due 1 March.
• Lodge holiday homes: around £5,700 per year, due 1 May or 1 September (depending on your agreement).
Both include ground rent, water, waste and recycling, and are inclusive of VAT. Split-payment options are available.

How have fees increased over recent years?

We believe in being open and transparent about our costs. Like many parks, our pitch fees have risen over the years in line with the rising costs of running and maintaining the park — everything from utilities and waste management to staffing and environmental compliance.

For clarity, here's how pitch fees have changed in recent seasons:
• Static caravans: £TBC (2026) → £3,899 (2025) → £3,760 (2024) → £3,405 (2023)
• Lodges: £TBC (2026) → £5,718 (2025) → £5,465 (2024) → £4,974 (2023)

How often do pitch fees increase?

Pitch fees are reviewed annually. Any change reflects real-world changes in operating costs (utilities, staffing, compliance). In recent years, increases have been modest and broadly in line with inflation as you can see above. Owners are notified in advance of the new season what the fees are for their next season.

When and how do I pay my pitch fees?

Caravan fees fall due on 1 March; Lodge fees on 1 September. We offer two main methods of payment - a quarterly direct debit or a full prompt payment via bank transfer – those who choose this method also benefit from a £150 discount.

Are pitch fees the same for everyone?

Yes. Fees are set fairly by category (caravan vs lodge). Everyone in the same category pays the same fee; there are no hidden surcharges or bespoke deals.

What does ground rent cover?

Ground rent (part of your pitch fee) contributes directly to park upkeep and essential services - landscaping, staffing and infrastructure, and park-wide repairs. No fees are used to subsidise future development.

What do the 'waste and recycling' and 'water' elements cover?

It's more than bins. Because we manage our own wastewater treatment, costs include Environment Agency permits, electricity for treatment systems, responsible discharge of clean water and park-wide pest control, alongside refuse and recycling. The water covers the supply of water into the park as well as ensuing it is pumped at high pressure around the holiday park.

Do I have to pay council tax?

No. Skiddaw View is a holiday park, not a residential park, so council tax does not apply. Instead, everyone - including us as the operator - contributes to local rates, invoiced annually and shared fairly.

How are utilities charged?

Electricity is metered and invoiced during the season, we simply pass along the rates charged to us via the electricity company there is no uplift or surcharges added. Water is included within the pitch fees and for the gas, the Static Caravans LPG cylinders which are ordered via the office/owners app and the lodges have metered piped gas and those invoiced similarly to electricity.

Do I have to insure my holiday home?

Yes. Insurance is a requirement of ownership and protects you and the park. You'll need to provide proof of cover each year. A typical caravan with decking and contents might cost £350–£650 per year (including IPT). We can arrange cover via Compass Insurance, or you can choose your own provider.

What other costs should I budget for?

In addition to pitch fees and utilities: local rates, insurance, and optional services many owners find useful - e.g. annual gas safety test, winter drain-down and spring start-up, exterior wash and gutter clear. We can provide current prices for these on request, but you are able to complete these tasks yourself if you wish.
