From deposits to resale: how ownership of holiday homes change hands at Skiddaw View

Buying and selling holiday homes and lodges at Skiddaw View Holiday Park in Cumbria

Whether you’re buying your first holiday home or thinking about selling, this guide takes you through the process step by step. From deposits, paperwork and part exchange to resale values, commission and timescales, we’ve got everything covered.

If we decide to purchase, what happens next?

To secure a home, we take a 10% deposit and issue your NCC Purchase & Licence Agreement (via DocuSign). We provide a 5-day cooling-off period from the date of deposit.

What paperwork do I receive when I purchase?

Your NCC Purchase Agreement and Licence Agreement, issued and signed electronically via DocuSign so you can review at your own pace.

How soon can I move in?

If the holiday home is ready to we can often arrange moving in within a couple of weeks.

Do you offer finance?

No, due to our size we aren't able to offer direct finance. Many owners use savings or a personal loan.

Are there any other costs on holiday homes for sale not shown?

At Skiddaw View, the price you see is the price you pay. Connection, siting, delivery - and even decking - are all included in the advertised price. We don't believe in hidden extras or surprises, just clear and honest pricing.

How does part exchange work?

If you already own a holiday home, we can often take it in part exchange. We'll provide a clear valuation based on age, condition, demand and the model you wish to upgrade to — much like trading in a car.

What happens if I pass away?

Your holiday home forms part of your estate. Subject to approval and the remaining licence term, the licence can usually transfer to a spouse/partner or family member; alternatively, the home can be sold on- or off-site.

Do I have to sell my holiday home back to the park?

No, you don't have to sell your holiday home back to the park. You're free to sell privately or through us. The final stage of any on-park sale is completed via the park office, so we can meet and approve the buyer and handle the paperwork properly. This ensures a smooth transfer and protects both you and the buyer from being mis-sold.

Can I sell my holiday home off-site?

Yes. Disconnection and removal must be carried out by park-approved contractors to protect infrastructure and neighbouring pitches. Newer holiday homes will always achieve the best value on-site, but older units which are more unviable for an onsite sale commonly go off-site.

Who sets the resale price?

You do. We're happy to advise based on recent sales and market conditions.

How long does it take to sell?

It varies by condition, price and demand. Some homes sell immediately; others take a few months. We've never had one not sell.

What if my holiday home doesn't sell quickly?

Options include adjusting the price, considering an off-site sale, or - case-by-case - discussing a park buy-back. We'll support you throughout.

When do I receive the money from a sale?

On completion - once contracts are signed and all checks are done - proceeds are transferred to you less commission and any agreed fees.

What if I change my mind while selling?

You can withdraw your home from the market any time before a sale is agreed, deposits taken and contracts signed.

Can I still use my holiday home while it's for sale?

Yes - just let us know your visit dates so we can avoid clashes with viewings. Presenting the home clean and uncluttered helps it sell.

Are buyer deposits refundable if they pull out?

Deposits are typically non-refundable, unless the withdrawal is due to exceptional circumstances or a failure on the park's part. This protects sellers from time-wasting.

Does the park take commission on resale?

Yes - our standard commission rate is 15% plus VAT of the sale price which is normal on holiday parks.
